Hi Everyone,
We are looking at a condo that has the boiler and water heater inside the apartment located in a “Mechanical Closet”
How safe is this?
Am sorta old school where you had your boiler and water heater in the basement, but more and more with new condo developments am finding you have your own heating units inside your apartment? I know they are behind fire protected doors, but wondering if something goes wrong how safe is it to be living literally right next to the “boiler room”
Thoughts?

  1. Legal it is if the specifcations of the manufacturers are followed. Noise I don’t know (guess I will look at the DEP noise code at which decibel it i sconsidered noise). Hundreds of projects that I am aware of were approved with those closets.

    There are clearance and venting specifics that you have to look at

    otoh, johnny is right to q the noise.

    i’d recommend take it for a serious test drive. crank it up, ask for a glass of wine and the tv remote. wait for a full cycle on and off of the boiler.

    Johnny – we had an engineer out to do his inspection and turned both the boiler and the AC unit on and both weren’t terribly loud at all, sure when the boiler needs to “kick on” it will run for 10 mins to get the place warm, but it wasn’t very loud

    Actually, NYC is “late to the game” in this regard. Outside of NYC, furnaces and HW heaters in a mechanical closet in each apartment of a multi-unit development has been around for a long time. I have one in my condo. No need to worry.
