Pending Foreclosure for Sale

I ran across a home that has been on the market for quite some time now. I just checked propertyshark and as of a couple weeks ago its tagged with “Lis Pendens”. I would like to contact her directly and not deal with the real estate agent listing the home. She actually lives a block from me. Is it unethical to contact her directly via telephone (if its listed) or just snail mail? My thinking is I can probably get the home for less. Your thoughts?
I’d approach her like a neighbor and have a conversation discussing the various agents and their slackness for taking so long. And if wasn’t an exclusive deal, I’d end the chat with my offer.
Thanks. I guess thats some I can ask her (whether its an “Exclusive” deal). I doubt it because I’ve seen a couple people listing the place.
Why would it be unethical unless (1) you are also in real estate or (2) there is something in the listings directing all interested parties to deal only with the agent?
OTOH, the owner may have an exclusive arrangement with the agent so it won’t matter in terms of getting a deal or not as the agent will still get their cut.
