My wife and I live in a one bedroom in Carroll Gardens. Our lease just ended, and we want to negotiate the rent, but the landlord is stonewalling us, despite a recently moved in tenant below us paying $225 less a month than we do! I’m trying to argue our case because we love the apt, and don’t want to incur moving costs. Can anyone recommend resources for finding average rent stats in CG on a monthly basis? I’ve seen stats for the end of 08, but that seems like it wouldn’t reflect the current situation, given the fallout from the economic crisis. Any resources or advice welcome. Thanks!
Wait and see what happens when the dodo hits the fan with commercial real estate. That’s right commercial real estate! The homes of Carroll Gardens even though residential by law were in effect turned into 5 star hotel with what renters were being charged for rents. I feel a little-just a little sorry for those suckers that payed multimillion dollar prices for their brownies.

Move out of CG.
The landlords in that area are families who have lived there for generations and have seen their houses skyrocket in price and are looking to you as their cash cow. They haven’t caught on to the fact that the binge is over. My experience was just awful, with a greedy landlord who renovated nothing and then decided with renovation they could double the price. They tried to push our family out with 3 months notice. We left, but I was ready to go to court to fight any eviction threat they raised.
We’ve found a couple strong candidates in the neighborhood through CL. It’s still up in the air, but we’re ready to move if it comes to that.
We also realize that we’re not being totally gouged, but what we’re asking is not unreasonable and the inflexibility of the LL and unequal treatment have left a bad taste in our mouths, and we’ve lost a lot of confidence and trust.
We’ll see how it goes, but I have the feeling that one way or another we’ll be moving soon.
I left my Carroll Gardens 1+BR on June 1 and the landlord dropped the rent from $2450 (he had raised it significantly from $2250 the previous Sep.) to $2200. It was a nicely renovated apt. with lots of windows and a dishwasher on a Place block one and a half blocks from the subway. I feel like I paid market rent the whole 3 years I lived there (my landlord was not missing a beat) so I guess if you look at the reduction as a percentage it might also be a good comparison for you. However, at $2025 I think you’re already getting a good deal, and I agree with the other posters that you’d have to find another apt. you like as much or better to make your argument stick.
