Hi Brownstoners,
My wife and I live in a one bedroom in Carroll Gardens. Our lease just ended, and we want to negotiate the rent, but the landlord is stonewalling us, despite a recently moved in tenant below us paying $225 less a month than we do! I’m trying to argue our case because we love the apt, and don’t want to incur moving costs. Can anyone recommend resources for finding average rent stats in CG on a monthly basis? I’ve seen stats for the end of 08, but that seems like it wouldn’t reflect the current situation, given the fallout from the economic crisis. Any resources or advice welcome. Thanks!
“The apartment has not been renovated any recent decade, although we’ve made some minor upgrades ourselves, unfortunately…”
I thought you said you loved the place?
Move and teach the slumlord a lesson. Whatever you do don’t pay a broker fee to those othere parasites of real estae agents.
Thanks for all the feedback. We will definitely be looking at other apts in the area.
Our rent is 2025 and our neighbor pays 1800 for the same space. It’s on First Place near Henry. The apartment has not been renovated any recent decade, although we’ve made some minor upgrades ourselves, unfortunately…
The estimates that have been made, do you guys think this would go for Cobble Hill too? just curious-
those 1+ bedroom floor throughs go for anywhere between 1700-2300 depending on the actual size and condition.
Your question is useless without stating what your current rent is.
get off your duff and go look at other apartments for rent.
That doesn’t cost you anything.
Only you can determine that value relative to your own/and factoring in cost of moving, etc.
What’s the condition of the apartment below you thats renting for less?
One of our apartments we rent goes for less because it hasnt been
renovated in a dogs age and the pricier one is newly reno’ed.
You may want to know the circumstances of that “comp” in your own building,
if you dont already, before you negotiate.
brownstone floor thru central part of carroll gardens (bet union and place streets) runs about $2000-$2800 from what i see. south of place streets, it’s a little cheaper. what part of CG are you at? seems like there isn’t a lot of availability which makes negotiating a bit trickier.
