I went to the open house over the weekend at One Sunset Park. I was PLEASANTLY surprised at how nice these condos are. I felt the design, materials and layouts were perfect! I wonder if anyone else went to the open house. Even though they were rather amazing, I still feel 600/square foot is a lot! I checked out the apartment on the 6th floor. Approx 650 sf and asking around 385k. The same apartment but on the 5th floor was listed for 320k and is in contract. I dont think the “view” of the Verrazzano is worth 65k. I already pay $11 to cross the damn bridge :). I wanted everyones input on these condos. Do you agree that 600$/sf is a bit too much? What would you guys pay for a 650sf condo there?
If you’re sure $320 is a good price, then offer that. Do some research, see what other places in the area closed at recently so you get an idea.
I think this is a bit expensive for what it is. My friend bought an apartment similar to that in the height of the market in exactly the same building but a self managed co-op with no outstanding mortgage for 180K. Her current maintenance including RE taxes is $241.00 a month. These type of renos might cost you about 50K and you can do it whichever way you like and it’ll still end up costing you cheaper than paying for the listed prices.
There is a premium for a view, but that sounds like too much of one. Make an offer if you love the place. Ten of sixteen in contract is a good sign in this environment. Go in lower, leaving a little room to go up a bit if you are getting close to a price that is acceptable to you.
They do look awfully nice, and I think that area is underrated.

11217: I agree with you but the one I checked out was 385k for 650 SF, when same exact apartment 1 floor below was listed for 320k and most def. sold for less. Do you think 65k premium for a “view” is reasonable? Heck if they offered that condo for 320k ill jump on it.
Well to me they look great, and since 10 of the 16 have gone to contract in just a short time period, seems others would agree.
