I wanted to know if anyone was familiar with the area. Specifically Lincoln Rd between Nostrand and Rogers.

Is it safe? Quiet? Loud? Details would be greatly appreciated!!!

    References to Prospect Lefferts Gardens around the web seem to concur that it runs from Ocean to New York Ave. You can’t draw an arbitrary line underneath Lefferts Ave just because that’s where the historic district ends. Lefferts Ave between Flatbush & Bedford is also not in the historic district but good luck arguing that it’s not in PLG!

  2. Sorry Bob but anything east of Rogers Ave is not in Lefferts Gardens, except for the blocks on Sterling and Lefferts Ave bet. Rogers & Nostrand that are in the “historic district.” Hence, Lincoln Rd. bet R & Nos Aves is not. For the Record, I’m not a fan of that block, It has a row of half-kept Limestones, a few architecturally stunning but equally un-kept multi-families, at least one with vacate orders, a new construction horror show. There is a communal garden but very little trees – that’s the killer. You’re better off looking on Rutland, Midwood, and Sterling.

First off The Block you are describing is just outside “Lefferts Gardens.” Blocks between Nostrand and Rogers from Empire to Clarkson are hit & miss in terms of aesthetics, ranging from well kept frame and brick houses on tree-lined blocks to “concrete” blocks with run down, mid-rise rental buildings and new construction horror shows. These blocks tend to be more blue color as oppose to the more bourgeois Lefferts Gardens, so you may get more bang for your buck whilst still having good subway access and being within walking distance to the park. Nostrand Ave is showing some signs of improvement with some new businesses opening up coupled with longtime West Indian stalwarts, including the legendary Allan’s Bakery, a rejuvenated Culpepper’s, and Gloria’s roti shop. Will Nostrand have the same retail options I suspect Flatbush ave. will have in 5 years? Probably not.

  4. My husband and I went there today to see a few open houses and went right back down into the subway as soon as we saw Nostrand Ave!!! Needless to say, we didn’t see the townhouses…

  5. I live near that block, but I usually I walk towards Flatbush Av. and not towards Nostrand Av. Generally the block is quiet. But to really gauge the activity of the block you have to wait until the warmer months, when there’s more hanging out at night. A few years back it was a far more raucous block than it appears today. Most of the neighborhood seems to have gotten quieter. There is a lot of traffic, both foot and vehicular, on Nostrand Av. With a heavy volume of people, mostly good and a few bad, and with it whatever a dense urban setting brings. You have excellent transportation, not so hot food shopping, good Carribean takeout , a couple of good restaurants ( near Lincoln Rd and Flatbush Av. ), so,so schools, hard parking at night, a block of fair non-landed marked housing stock, a progressive Lefferts Gardens/Manor area, an improving crime situation, and a sometimes noisy fire station ( I’m happy that it’s close by ).

  6. I live on Lincoln between Rogers and Bedford. The only significant noise is generated by the fire station that’s further south on Rogers, but that would affect the block between Nostrand and Rogers less b/c the street is one-way. I walk that block twice a day most days and it feels perfectly safe to me. Some of the houses over there are really cute, but I don’t think they’re landmarked.
