We will be moving the location of our boiler and hotwater heater and replacing it with a modulating-condensing model when we renovate the rest of our kitchen. The heating contractor plans to pull a permit and have the job inspected. When the DOB inspector arrives to inspect this boiler installation will they also start checking out the rest of the renovation (or God forbid the rest of the house!) and hand out violations, etc.? The rest of the renovation is mostly cosmetic: sheetrock, tiles, cabinets, new plumbing fixtures. No walls will be moved, no changes to occupancy, etc. But the work also includes moving the sink and upgrading electrical, rewiring. Do I need to get permits for that? It’s a 2 family house.   1. big question! is the plumbing work in the cellar??? is it a basement or a cellar? if there are more steps going down than there are going up to the first floor, then it is a cellar. new plumbing work in a cellar usually means big NO NO. you can have a toilet and bathroom sink in the cellar (if it is legally already there), but many violations result from adding plumbing which allows a space to be used as a rentable space when its not an apartment on your certificate of occupancy. two family house? that means only 2 kitchen sinks in the building. sounds like you know all this and the work is upstairs. he wont be looking up there.

  2. i’m not positive but inspector for boiler will probably only inspect boiler/plumbing stuff, probably not a guy who will look at construction.

  3. Steve took the words right out of my mouth. I would only add that you may want to tell any other vendors to take a hike as well. Let the inspector do his job, offer him use of the bathroom and a cup of coffee or something and then make yourself scarce.

  4. Inspectors usually inspect only what they’ve been assigned to inspect. Inspections like this one will probably be pretty quick if the installer doesn’t have a bad history with DOB.

    However, if the inspector sees obviously unpermitted work going on, that could be a problem. Best bet is to let your installer handle the inspector and make yourself scarce so you don’t have to answer any questions.
