How hard is it to change a C of O on a place? In other words, is it something that takes years? Can you always get one or is it subject to the discretion of some entity? In other words, if you wanted to change your place from a 2 to 3 family, or 3 to 4 family (going up in # of families), is that very difficult to do?

I’m just trying to get a general sense – don’t need specifics.

  1. 6:27 is correct, except for the fact that building code doesnt allow you to provide a new fire escape to exisiting properties as a form of egress. They will allow you to use it an existing egress if already attached to the property.

    Either way, there are rules and regulations that you will fall under which you will need to comply with in order to obtain your new c of O.

    1) talk to an architect or engineer to draft up plans to get you started. Then you will need an expeditor (knowledged) to handle your application and make sure it gets approved permitted and signed off.

    In some instances, recons are necessary, in some it is not required, but these are the trial and tribulations your face in obtaining a new c of O.

  2. it takes monthes once you’ve submitted to DOB.

    4:57 is correct – Changing to a 3-family and up becomes a multi-family. You will need to show two means of egress (install a fire escape) or add sprinkler system in pulbic corridors. If you do any renovations to the house/building you will need to comply with ADA guidelines.

  3. Changing a C of O is a long and complicated process…

    3 families and up buildings are considered “multiple dwellings” in NY state and a whole host of rules come in to play once you get to 3 families. See New York State Multiple Dwelling Law. so changing 2 to 3 may require more effort than changing from 3 to 4.

    When you change a C of O the DOB will come to inspect the job once the work is done.
