I am shopping for home insurance on a brownstone I am in contract on and will be closing on in a few weeks. It needs a gut renovation, is a legal single family (and I will be using as a single family) but has no current C of O.

So far Travelers, AllState and Geico won’t because of the renovation. I am waiting to hear back from Chubb and Liberty Mutual.

Any suggestions of companies that will? Or brokers that you have used for similar who would know who does? I am hoping I can get at least 2 companies so I can price compare.

  1. I wrote some things there about that Brownstone and the student and went sailing.
    Then I realized how bad it is to actually be ‘open’ and ‘honest’ and to leave my phone number. But as an Architect that’s what we have to do. I’m not afraid, not afraid of anyone except other people of course!

    As for that comment about Darrell there I do appreciate the agreeing with me.

    On the other statement there that Google has some violation from the Board that is a bunch of garbage. There was a client who shook hands and started pre-design with him. Then they passed the new law requiring a written agreement. After the compliant there was no fine but that statement will stay on the WWW for the entire length of the Architects license. Of course, the pre-design, well, the client used it and it changed their life and they didn’t build on a hill. They built on a flat property.

    So, yes, it is sad to find almost everyone is capable of inflicting damage to us. In fact, a destructor will always triumph over a creator. And also No Good Deed Goes Unpunished. . .

    I still have my license and it is in good standing. All the buildings I’ve designed are flawless and have been performing without any weirdness.

    Mostly, my contemporaries are jealous and we are the cruelest thing in the world.

  2. Chubb will but you’ll get hit with 2 extra 25% surcharges over your regular homeowners premium until the renovation is done.

  4. Chris Lehman, Brownstone Agency, I think they are a subsidiary of AIG and focus on brownstone buildings. They were they most cost-effective and pleasant to work with.

  5. The only company who would insure our brownstone (in historic district) was The Brownstone Company, located in lower Manhattan. That has been the case with each and every neighbor I talk to.

  7. We bought Fireman’s Fund through HUB. They amortized a builders’ risk component onto what otherwise looked more like a homeowner’s policy, albeit a pricey one, then issued a new policy w/o builder’s risk once construction was done. Allstate just won’t write enough home value to reflect values on much of Brooklyn, let alone a builder’s risk component. Lack of c/o did not matter with FF. Our broker was/is Dorothy Cohen at HUB.
