We need some of the experts’ opinion and advice on our recently purchase brownstone. It consists of 2 rental units, which requires a kitchen upgrade. We don’t plan to spend too much on it. In addition, we plan to do some major renovation on the owner’s duplex. We wonder if an architect is required to do such job or can i hire an interior designer to work with the contractor.
I will be in a very similar situation in a couple of months (planning to renovate a kitchen and bathroom in a recently purchased limestone). I know prices widely vary – but can anyone give the approximate cost of using an architect (consulting vs drawing up plans)
If you are not moving the plumbing in the kitchens then it sounds to me that the work is cosmetic in which case you do not need an architect. I am an interior designer living in Brooklyn if you want some help.

Hi I’m an architect in Park Slope.
Kitchen upgrade most likly does not require an architect. You did write that you plan to do some major renovation on the owners duplex. That reads like you do need an architect.
An architect can offer very good advice on the possibilities. Part of the profession of architecture is to consult and be the advocate for the owner.
I suggest that if you chose to hire an architect that you chose one that is local and familiar with the type of project you describe.
Several architects post on Brownstoner and most seam knowledgeable on this type of work.
I also recommend the Brooklyn chapter of the A.I.A and the New York Society of Architects.

To just change out cabinetry, you do not need an architect (i.e. it does not need to be filed with the Dept of Bldgs), but major work to your unit requires an architect (i.e. it requires filing). You can probably get the architect to thrown in a simple kitchen design on your rental units at a discount/free if they are also designing your unit alterations.
I’m an licensed architect, so my bias is to advise people undertaking a renovation project to at least speak with an architect prior to hiring a contractor and ripping apart their home.
If you are planning to do a “major renovation of the owners’s duplex”, I strongly suspect you will need someone to coordinate drawings, city filing, assist in bidding/negotiating the project with contractors.
