This one really snuck up on us. Granted, we don’t walk down this block of Clinton between Atlantic and Fulton every day, but it is in our backyard. One day recently, we noticed the building poking its head over the shorter structures that surround it. Some others have taken notice too. Set Speed notes that, “from Vanderbilt, this building strikes an imposing stance.” The person who emailed us the photo simply said, “Yikes!” Set Speed refers to the building as the Clinton Court condos. Anyone know anything else about it?

yeah i saw this when i was waiting on the bus on fulton and washington. i agree how it “snuck up on us”. but i’m happy to see any new development in this area, as long as it’s not BUTT ugly!

This 525 Clinton Avenue. The rear (23%) of the lot is in an M1-1 district; the front is zoned R6. Pursuant to ZR 73-52, the BSA (3-0)granted Clinton Court Development LLC a special permit to allow the use, bulk and parking regulations applicable to the R6 zoning district to apply to 25 feet (out of the total 30 feet) of the lot in the M1-1 district. CM James opposed the application; CB2 voted 36-0-1 to recommend disapproval. With the special permit, the 13-story residential building, with a community facility and 41 parking spaces on the ground and second floors, is as-of-right. Simon Fouladian of Manhasset did the drawings for the BSA application. I believe that 12:51 is correct about the developer.
