78 Adelphi: Before and After
The Verdi’s neighbor 78 Adelphi was a HOTD in February 2009 when it was listed for $775,000, and then once again in July 2009, when it was asking $699,000. It ultimately sold last May for $574,119. The real story here, though, is how it’s been renovated; what was once a shell now looks like this….

It would be interesting to know how much money went into this reno! Update: The 2nd floor unit and 3rd floor unit just became available for rent.

Cheap reno. 575 still overpriced. It’s value would have bottomed to about 300 to 400 grand. 500 max with the cheap reno. Welcome to Ingersoll!

Wow! Tough crowd. I was thinking it looked pretty nice and that it was one hell of an improvement! And it kept the Brownstone as opposed to using a more contemporary (aka cheap) material we all too often see replacing these old shells.
Geez people, what’s wrong with it, exactly? Aside from the use of horizontal lines in the facade (I thought it an architectural detail they liked), it looks pretty much like any other 20 ft wide brownstone, cornice and all.
I’d rather not live anywhere near there, and certainly not close enough that I’d have to see that toad everyday.
If its styrofoam and stucco (which it sure looks like it is), not a lot of money went into it. Assuming the same attention to detail and quality on the interior, I’d rather live next door.
Well, at least there are no Fedders covers visible.
Does that new building have lot line windows?
A lighter shade of pale would have looked better.
Minard, LOL. I wasn’t sure what to expect when I went to read further. I like the look of the old brick far better. Sure, it needed new windows, lintels and casings but this is not an improvement.
I guess if you’re next to the Verdi it doesn’t matter much anymore.
both those pictures look like “before” to me.
