condo26-34 Butler Place Located in one of the ‘spoke’ streets surrounding Grand Army Plaza, this street has been characterized on dailyheights.com as having gone from being one of the “rowdy-est blocks in all of Prospect Heights, to its current state, which is pretty much tombstone quiet.” We don’t know much about the project except that one-bedrooms are starting at $325K. A quick look at the website shows fireplaces, stainless steel appliances and marble baths. A friend who took a look on Sunday said there were over 120 people at the open house. GMAP

606 Bergen Street This Karl Fischer project sits less than one block away from the imminent Atlantic Yards project. The units are unusually small one- and two-bedrooms which suggests that the property will be marketed toward the younger, child-less set. The offering plan hasn’t been approved and therefore no prices are available yet. Marketed by Aguayo & Huebener, the building features a zen garden, fitness spa with sauna and steam room, exotic wood cabinetry and floors and three elevators with three separate entrances. GMAP

167 Johnson Street/147 Flatbush Avenue Extension. Located across the street from the Toy Factory Lofts at 176 Johnson Street, this new project will contain 170 units and 309 units respectively. Not much is known at this point for these two projects. The architects are Ismael Leyva, who have worked on other high profile projects like the River Lofts Condos in Tribeca, 15 Broad Street (aka Downtown by Starck) and Time Warner Center. These two projects figure to bring in a sizeable supply of condominiums to the Downtown/Metrotech area of Brooklyn. GMAP

  1. hey, I was just asking a question, it wasn’t such a big deal. I suppose you’re free to take it anyway you want but honestly, the way it was presented it was as if you knew he was a broker but you only assumed that because he disagreed with you and that’s fine. actually, you could be right, he could be a broker as we all know that its possible that a person could praise a ridicilous property because they have some kind of stock in it and may profit from its success. okay, we get it. my question was, is it possible that this is not the case? my question wasn’t a stance on whether or not I thought you were wrong, I wasn’t interested in that. you then responded that it was based on more than a disagreement and you felt he wouldn’t have known about the project unless he were a broker, okay, I accept that… simple question and answer, its getting blown out of proportion. the point of this type of forum is for questions, answers, sharing information, opposition etc etc, it shouldn’t be taken personally. it’s absolutely ridiculous when people get all up in arms over a challenge to someone just because of who they are its fair game here, you can play favorites but I won’t, I acknowledged he provides valuable information but that’s where the buck stops…

I’m interested in the The Washington Condos but I must not know the secret password or something. I know it’s a hot market but c’mon it’s been nearly a week! Alternatively, any insights into comparable properties in the Clinton Hill or Park Slope areas?

    1. i opined that i thought the units were small. 2. an anonymous poster/broker said that that was false.
    3. i replied that ok, so let us know how big they are, if not 1000 sq ft 2bed, 2baths.

    4. stuy butterfly used ‘broker’ and ‘discredit’ in the same sentence. quite the freudian slip, eh? all i said was that since the poster knows about the project, than please let us all know. a comment like ‘that is false’ (re apt size) just opens them up to more questions and pleas of ‘let us all know’

  4. absolutely true, anonymous at 7:07, but not very interesting: because brownstoner cared enough to post the condo report on the site for your (and my) edification, he absolutely should care about dumb statements re: ltjbukem’s intentions.

  5. It’s implicit that these kinds of statements are ltjbukem’s opinion. Instead of jumping down his throat, either add to the dialogue by providing some useful information or kindly put a cork in it. For example, if you know the size of the floorplate or have been in one of the apartments, that would be very helpful.

  6. I’m not a broker, I just happen to know information that you don’t. Since when is 1000 sq/ft super small or small at all?? That you seem to come off as some self proclaimed knlowledge king of brooklyn condos, you should be careful about posting false information, when in reality its just your opinion.
