New luxury townhouses aren’t just for State Street anymore. We were more than a little surprised to stumble over this listing for these fancy new digs in, of all places, Gravesend. We’ve never even been to Avenue U, where these babies are being built with 10-foot ceilings and “sleek Italian” kitchens, so we can’t say a whole heck of a lot about the potential market for them. But at a quarter of the price of the new townhouses going up on State Street, we guess there probably will be a demand for these 2,222-square-foot places. Do any of our readers live in Gravesend? We’d be curious to hear how you think these will be received and how they compare to the existing housing stock.

Warning! Beenderedonedat is doing sarcastic on the whole no mobster thing in Gravesend. Or maybe he meant to say that the old school mob guys who ran the neighborhood are slowly franchising their turf to the new school Russians.
Good thing there are no mobsters around there. This way future residents can count on top flight construction, great service and quiet streets. And it will feel great when those hokums from Ohio, priced out of Manhattan to newly hip Avenue U, try and get a problem solved by calling the cops or building dept!
I agree with Elie. This area has alot of teardowns and new mansions going up (in the 3-5 million dollar range). It is a very desirable area. This is not brownstone brooklyn, but is one of the many nicer areas in the five boroughs. And since all the houses are so expensive, as they are everywhere now, they are probably starting to build new apartment buildings, with nice features.
This area of Gravesend on Avenue U, most likely looks next to the area that is next to single family multi million dollar mini- mansions (Around Ocean Parkway from Kings Highway to Avenue U) but not exactly sure from the posting. It may be next to the F train, not far from McDonald Ave. The area has expensive houses and people starting out in the area, who want to stay in the area, could use these apartments as a starter home.

Why would anyone pay that much to live in an apartment on Avenue U ???? The condo craze in this part of Brooklyn is out of control and overpriced. From what I’ve seen, construction quality is dubious.
more than likely, the street level apts are the townhouses, while everything else is a simplex or duplex type condo.
It does seem weird. Looks like the spaces shouldbe bigger than 2,200 sf
Don’t know the area, but just commenting on the illustration: the building looks more like condo apartments. I think I see five stories above the ground level. I’m having a hard time seeing the “town homes”. Also, it mentions a 143 sq.ft. garden. That’s just shy of 12 feet on a side. They do look nice, though. Just my $.02.
