This week the developers at Hudson chronicle some tension at the job site…Of late we’ve been mediating between the construction team and the brokers. The two parties have similar goals but mismatched operating expectations. The construction team follows the mantra: if there’s no sawdust on the floor, the carpenter’s not working. The brokers prefer cleanliness idioms as in ‘cleanliness is next to godliness.’

Last week the brokers sent us the above photo with the request that piles of trash* not be left in the condos. Buyers are coming to a construction site not a dump. Where are the laborers who spend their days tidying up after their peers? The Snow White for the Seven Dwarfs, if you will. How can anyone be so lazy to just throw packaging in a big pile instead of asking nicely for a container? Even Grumpy Dwarf would know better. The piles of trash are a trip hazard for workers like there aren’t already enough of those on a construction site and a fire hazard.

So, we made the request to the construction team to keep on top of trash better. They, in turn, were defensive. How can we expect them to keep momentum if they are constantly tripping (pun intended) over brokers? They shouldn’t have to spend their time hanging curtains for us in the model or putting in extra light bulbs when they could be doing the heavy lifting of real (manly) construction work. Why can’t we wait another month or so for construction to be complete and only then give the brokers run of the place?

Good points made by all sides. We all want to complete and sell Third + Bond but for some of us the job requires a high tolerance of mess and for others it requires a modicum of cleanliness. Our job as developer is to help them find the center of the Venn diagram where we can advance toward the common goal together. As of today, the piles of trash are gone and the brokers brought the construction team donuts.

*We recycle 75% of our trash.

  1. why don’t you losers build it in 18 months and make millions if you think it is that slow ! check it at DOB website, they have had 6 months of stop work orders(not caused by a violation) , so it is 18 months and they look almost finished from outside…
    btw whoever writes the block should have been completely stranger to construction, look at the pic. it is just and only plumbing fixture boxes..obviously cleaners have not see it that day, what is it 50-55 apartments and at most 3 cleaners??? try carrying 20lbs up and down 2 hours for $10/hour,common people get off your digital world…

  2. my guess is that they REALLY took their time with construction–and honestly that probably helped them. if they released their units last summer they would have never even gotten bites at their current prices……who knows maybe some people will jump on the bandwagon this time of the year……but i’m guessing not at those prices!

    This development was/is not the Empire State Building. I’m sorry, I have no problem with the time frame of a year to design and permit… but 18 months to build this place? Come now.

    Don’t get me wrong — I wish you *personal* success and happiness. But don’t try to say this build wasn’t PAINFULLY slow.
