Lets hear from someone that actually brought an apt at the Greene House…me! I do have to concur with everyone that the building was poorly advertised and marketed. But whose fault is that to blame? Corcoran. I also do think that the kitchen is small but who the hell needs 1000 sq ft of cabinets and kitchen equipments? Who here can say that they will prepare a five course gourmet meal every single day. All you need is a microwave to heat up that day old lo mein anyway. Besides, there are ample room on the balcony for a grill which I’ll use more than the tiny stove. Bad marketing is somewhat good in my case because I found the apt before some lost soul from Williamsburg did.
Ryan — based upon what and compared to whom? Have you ever sold a place? Unless you yourself have ever had a bad experience with them, it’s hard to see what your comment is based upon? It’s certainly not their sales figures, nor the usefulness of their website…
“Intelligent debate” ? Now that’s just a silly thing to say. Just because the name Corcoran is on something does not mean you are going to get a knowledgable broker, nor does it mean they are going to do a better job at selling a piece of property. I just don’t buy into the “hype” no amount of PR or glossy photos is going to pursuade me. I agree I really don’t think “they are that great”
“Corcoran isn’t really that great.” I neither work for them nor champion them but that’s just plain absurd. It’s like saying the Yankees, now back in second place, aren’t actually that great. Like them or not, let’s just accept this basic fact so that some intelligent debate can continue.
Placing an ad in the NYtimes does snot constitute, in my mind as creative marketing. Anyone can do that, even the logo and the banners for the greenhouse are third-rate. They just did a bad job, if people knew a little more, they would realize that corcoran isn’t really that great. Maybe in Manhattan in they do a descent job.
ltj – No I am in total agreement with you! I read your blog and I am very excited to see the website too! We were offered these condos at first offering by A&H but decided against it b/c we like a different neighborhood (where we did wind up buying) better. I can’t believe though, that they’re keeping those who are in contract in the dark!
Why would someone spend money on advertising and the like when the building on Dean street as Ive heard over and over again is selling like hot cakes at record prices? The green house in my mind was the worst marketing of a condo building i’ve ever seen. That building has been on the market for over a year and they still have 60% of the units left??? That’s just irresponsible marketing. When I used to work in marketing the last thing you want was a stagnant product and this building is at an extreme stall, I’m so glad I didn’t sign the contract when I had one!!
ltj – I though the washington was selling so fast they didn’t need marketing?
Also, its much easier for people to understand the size of a room when there is furniture in it — gives a point of reference.
