As Curbed recently reported, there’s a large new development on tap for South Williamsburg just south of Schaefer Landing. A warehouse and parking area for Certified Lumber currently take up the site, which is bounded by Division Avenue, the water, and Kent Avenue. The property’s owner is looking to get the go-ahead from City Planning for a residential rezoning that’ll result in one of the biggest Williamsburg developments to date: A three-building, 801-unit (20% affordable) project with 29,000-square-feet of commercial space fronting Kent and Division avenues, rounded out by a waterfront esplanade. Rose Plaza on the River’s buildings would all have six-story bases and reach heights of 18, 24, and 28 stories. In other words, we’re talking massive! By comparison, next door neighbor Schaefer Landing has 350 units. Public records appear to indicate that one Isack Rosenberg transfered the property to one Abraham Rosenberg a few years ago. The developer filed the rezoning application with the city in March, and it’s in the early phases of an environmental review.

and where are the folks to live in this massive development going to come from given that there is so much on the market that is neither selling nor renting contrary to what you real estate brokers say??

i, too, ride the JMZ daily, and while it’s not packed like the L, there are times during rush hour when it’s close quarters. i rarely get a seat, and typically only when i leave a bit later than normal.
also, as a general note, i wouldn’t characterize the transportation options in the hood as “poor” as much as it’s just a long-ish walk for those on the waterfront to marcy ave.

there is so much room for development over there. gorgeous views to be had, etc…
sure the retailers on broadway will love it.

That appears to be one humongous project that would put extreme strain on the already poor transportation and public service systems in the area. Are there any plans for a school within this project or the immediate vicinity?
