Biking down Myrtle Avenue this morning, we were pretty sure we could count 42 stories at the Avalon Bay development at the corner of Flatbush Extension. Since this is the number of stories listed in DOB permits, we decided to check in with a trusted source and, sure enough, it turns out there was a topping-out party this week. Looks like they forgot to invite a certain someone. To show there are no hard feelings, we will celebrate the occasion by agreeing to henceforth refer to this project as Avalon Fort Greene (the official name) rather than the more specific moniker of Avalon Myrtle that we began using way back when when this was just a glint in the architect’s eyes.

Well, it ain’t have as bad as the one across the street, which is the ugliest building I’ve ever seen. Other than being near the bridge for quick cabride to someplace more pleasant, I just don’t get this location–or see all that much opportunity for improvement. It’s completely cut off from “Fort Greene”, penned in by projects and the warped expanse of concrete that is Flatbush. It’s just not a nice place to live. The developers will no doubt try to change that, but there’s just not much space for yuppie shops and restaurants to inhabit. Are you going to walk over to MetroTech for dinner at Einsteins Bagels?
tons of new lux rental units coming on line over the next 1-2 years in this area (tillary to livingston, flatbush to jay), which means tons of new retail/biz to follow. spot will be unrecognizable in 10 years.
I haven’t commented in a while but I’ll go out on a limb and say that I think this building will do pretty well as a rental. Depends on price of course.
does anyone need to live in a 3,000 dollar studio?
but yea – that building was nuts. i’ve been in most of the avalon buildings and they are all the same way (the ones in LIC are even worse)
hopefully this will get a better group of folks. this may be appealing to families.
that’s what i figured it to be, a total college dorm. yeah 3k for a studio is f-ing berzerkers. also when youre like 22 and fresh out of college, do you really need to live in a 3000 dollar studio?! it’s just such excess.

Way too expensive still on the LES – It’s still like 3k for a studio – these will be cheaper i’m sure.
did some couch surfing for a few months @ Avalon Chrystie – HORRIBLE building. Walls were paper thin which sucked because it was pretty much a college dorm for rich NYU kids
