Here are a couple of shots a reader took with his camera phone in the South Slope. The first, a condo complex going in on 16th and Jackson Place between 6th and 7th Avenues, grabbed his attention for the charming attention to air conditioning detail. The second photo, a Brooklyn Properties listing East on 16th in Windsor Terrace (the 500 block, perhaps), he says deserves credit for the developer’s effort to “at least make a new building a little nice (not REALLY nice, but some consideration to design.” Do you agree?
The Park Pavilion is a Bricolage Design. It is three separate buildings. It was built before the rezoning on the site of a parking lot next to a auto repair shop. That block of 15th between 7th and 8th was a developers wet dream. I think, when everything is finished, there will be almost 90 condo unit total. There are 4 developments on the block. The Pavilion, the two building condo across the street, almost finished, the one at 400 15th which broke ground recently, and the future site of the Armory Plaza (another Bricolage Designs building) at 406 15th. Also renovations will be completed on the huge 8th Avenue Armory High school sports facilility/womens shelter very soon. A one story teardown on the block went for just under a million and a three story row house on the next block went for just under 1.3 million.

That building you speak of is on the corner of 13th and 6th ave, not 14th. I live on 13th between 6th and 7th. It’s a strange looking building, in my opinion. I wasn’t sure whether it would be commercial or residential because of the design. However, what was there before was pretty creepy looking. It was hollowed out inside and the windows were painted blue with white clouds on them.

Condos at the Park Pavilion were being sold for over $700 a/ft when I saw it through A&H. There was a website but I can’t seem to find it. I really liked that building as well.
I also dislike the brownstone-wanna be building on the corner of 7th & Sterling. It is being built as condos and is taking years. The work was stopped at one point because the builder was not building according to approved plans. Unfortunately, it was totally open to the elements and work did not restart for quite some time. I have no idea how the rooftop copper cupola monstrosity got past Landmarks (or perhaps it didn’t). The much larger condo building on the other side of Sterling has its entrance on Flatbush. It’s the former Brooklyn Tabernacle location and was discussed on Brownstoner not too long ago with respect to its expected very high PSF prices, but I forget the name of the project.

circa 900sqf 2br condos were sold for about 450k from the offering plan, first resales are happening around 620k.
On the market two years ago, project finished one year ago….
PS: No fedders, but central A/C + gym in basement and communal garden, elevator

RE 6th and 14th (is it 14th or 13th?) $2.2 does sound high but I think it’s a great looking building. It’s got a good blend of modern architecture and brownstone styling in my opinion. Don’t know what the inside will be like but the center stair with the glass wall looks cool.
It also has a 3 car garage which is a nice bonus. Do you have a link to the site it’s listed on?
