The neighbors aren’t going to like this one…The developer of the Enrique Norten-designed glassy condo that runs through the block from 580 Carroll Street to 25 Garfield Place in Park Slope is pleading economic hardship in a bid to squeeze in three townhouses on the Carroll Street side where the initial designs call for a large garden. CB6’s Land Use Committee will be holding a hearing on the topic on May 28 at 6 p.m. at the Old First Church, 729 Carroll Street.

The original design calls for building this inappropriate glass-fronted condo(now rental)with the maximum density shoved to the Garfield Place side of the property. This rendering is the Carroll St. view, which includes the garden entry. Whatever the architectural merits(it makes the Con Ed building on 4th ave look good)the developer wants to compromise the plan and extract more profit by building 3 townhouses on Carroll St. with only a passageway to the building depicted above.
I do not quite understand what the change they are requesting BUT if it involves replacing that ridiculous field of grass/setback with a building that preserves the street wall – then I am all for it…but how will the people in the Garfield townhouses get into their homes – is this rendering the front or back of the building??
