Price sounds good to me, too, but then I’m still thrilled that our house is worth *any* more than the wee bit we paid for it 20+ years ago. In this terrifying “market downturn” (dripping with irony), I have simply got to get the hang of being faintly disappointed when a modest neighboring abode goes for less than a million. As for Caton Park, I think our fortunes will soar still higher if we adopt my proposed acronym for an alternative neighborhood designation (inspired by the ludicrious BoCoCa): NoProPaSo! (North of Prospect Park South!) It just rolls off the tongue, and sounds vaguely like a rallying cry at the Alamo…and puts us in our place on the periphery of the Mighty Historic District to our south.
I thought this price low for PPS. No wonder. It’s in Caton Park! Good price for condition and location.
but the house is where it is- doesn’t matter what you call where it is. that is the point.
it does make a difference— both and reputation and in property value- the same house in Prospect Park South would be significantly more expensive…
You folks really gotta get over this obsession with what neighborhood you call this block or that block. People are just trying to give a relative indication of where something is. To call it something that 99% of public hasn’t heard of (or even people in the area probably don’t evern use) is useless.
It does not prove you are more knowledgeable. On top of things or hipper. Only proves you are more anal and picky or small matters.
Most of us call the whole place Flatbush.
Same goes with all the nonsense over Bedstuy/CHill and CarGard/BoerumHill/Cobble/RedHook/Gowanus.
In Caton Park, travel one block further west, to Argyle, and your heart will drop, and you’ll curse the disappearance of essential social services in this city, albeit while only a block from the portal to the Parade Ground and Prospect Park beyond.

Caton Park is a smaller neighborhood bordering Caton & Church Avenues. There are about 50 homes located on the streets of Buckingham, Marlborough & Rugby Roads. I saw some really nice places in this building, bigger and pricier, but very cool and high end. I just couldn’t bring myself to live in the Ex-Lax Building until they changed the name . . .
