I think we are very good tenets. We always get the check out a few days early and take care of pretty much all of the minor repairs ourselves. We get along well with the building staff, and as far as I know, there has not been a single complaint about us.
We are in the same position she is in – renting out the condo we used to live in after moving to another state. We are also lucky to have excellent tenants in Los Angeles. Now I get to start worrying that they will move out when their lease is up in a few months. I have a feeling that they will, since they already made me a low-ball offer on the place.
LA is full of foreclosed properties for sell, and I am not willing to compete with them on price right now.
Well, Julie, that explains why I’m not the cruise director. Didn’t think of it til too late (and, of course, I hadn’t figured out I was going until the last minute). Still, it got some publicity on brownstoner, and might have been of interest to other PLUSAs whether or not yours truly was in attendance. Of course, that means getting PLUSAs to read brownstoner, which I know is a stretch, these days.

Slopey, the key thing to being the PLUSA Cruise Director is to actually invite people to a gathering. Even a pre-gathering mention in the OT works. In my experience, inviting people on a Monday morning to go out the previous Friday typically results in low PLUSA turnout.
I was hoping at least a few PLUSAs might show for the Freddy’s opening on Fri. But noooooooooooooo. Some good live music. Place was packed, I mean really, really packed. Owners and bartenders handled it all very well, with good humor and efficiency. We met some of them at the Hot Bird outing last summer. Might make a good spot for a future PLUSA gathering. I was impressed. Puts the old Ellis to shame.

Better $100 or so less a month than a tenant at a higher rent who all of a sudden can’t pay and you’re stuck in housing court for months.

DIBS, your tenant will be moving out if you sell – ie new owner will likely jack up the rent (not every landlord values great tenants as you)

Scott, if no juicy deal, I too prefer to rent than to buy currently. the weak econ overhang just kills the joy of buying at current mkt prices.
