  1. quote:
The prospective buyer is self-employed, and she is wondering if that will concern the Co-op Board members? He’s got a good chunk of cash in the bank, no debt, and is putting down 20%.

Your thoughts would be greatly appreciated.

my thoughts: those kinds of people are seriously annoying and complain A LOT. never rent or let someone in your co-op who works from home. i lived in a co-op building in chelsea for two years and on days off, and even sometimes on holidays this crazy lady would scream across the courtyard at people, “im trying to get WORK DONE UP HERE” are you f’ing kidding lady? this same woman tried to teach my dog how to behave by shaking a rubber hand attached to a long wooden stick :-/ he wound up biting the hand right off the stick.

  2. And maintenance costs of your friend’s unit.

The prospective buyer should complete a cash flow analysis based on the assumption of buying the unit. It should list sources and uses of funds.

  3. “seems like a long time to have consistent snow on ground here in nyc. usually get a few warmer days/rain and melts away after week or so.”

Exactly what I’ve noticed. Typically the snow is gone much faster. Good thing about the snow today is that it will put a fresh coat of white onto the existing snow to cover up that disgusting black and yellow colour that it turns after being on the streets of New York for too long.
