slope…there’s a BIG difference between doing something without permits and not adhering to code. Most contractors actually know the code….PVC vs. cast iron, BX vs. Romex, etc, etc, etc
When I was looking, the majority of the renovations had been done without any permits ever filed. Most were “done to code.”
Well, slope, if we’re going to include articles that some have been quoted in, I’ll send in my press kit.

I’m willing to own such a place, but not set foot in it. Our “seller” tried to go that route with our house and the results weren’t pretty. The wiring alone could have burned the house down. Unclear whether that would have been before or after the first floor collapsed and the tenants landed in the cellar, and before or after the wind blew all the new siding off the front of the house. Hope you are suggesting an owner’s and not a flipper’s idea of an all cash, no filing job.
