It is hard for me to fathom rent increases right now. I can see very few instances where it makes sense to except an increase (rent regulated units being one example). Just because the landlord sends you a new lease doesn’t mean you have to sign it. Call and negotiate. now is the first time in a while you can do that. Ask for the stars…
