PRD Realty, a Manhattan-based firm, filed for permits with the city last week to construct a mixed-use development where the old Bergen Tile building stands, on the corner of Flatbush Avenue and Dean Street. The location is directly across the street from where Forest City Ratner is supposed to eventually build the first Atlantic Yards residential tower and also very close to Barclays Center. The permit request says it was “filed in order to obtain denial and referral to Board of Standards & Appeals,” and developer Martin Domansky says that this is because PRD can’t feasibly construct the number of parking spaces the project would be required to have. Domansky says the project, which will have 50-some-odd rental units in addition to commercial space, would be required to have 26 parking spaces by law. Domansky says the firm isn’t looking for a variance in terms of height or size (it will be 6 stories and around 55,000 square feet all told) and that he hopes to start building as soon as all the approvals come through.
