Let’s run with this Gates Avenue theme a little more…As you may recall, we’ve looked at two estate sales recently on the block between St. James Place and Cambridge Place — No. 102 for $1,295,000 and No. 123 for $1,749,000 — and now there’s a third. CPEX, a commercial broker, has 108 Gates Avenue up for sale with an asking price of $1,550,000. The five-floor brownstone is currently divided into five rental units, the top two of which are vacant, perhaps presenting the opportunity for an owner to grow into the place over time (there’s no mention of any unit being rent controlled and the rents given look more or less market rate). Unfortunately there are no interior photos to work with. Anyone been inside?
