I believe that Cobble Hill house is on the stretch of Warren that is literally sandwiched between two housing projects. Property values are signiciantly lower over there (maybe 25%? maybe more?) than they are on Bergen, Dean, or Pacific. Also, if it is where I think it is, the house is technically in Boerum Hill, not Cobble. As usual, it all, sadly, boils down to race around here (i.e. white people not wanting to live too close to black)–and, I guess, poverty and crime, too. The best houses on Boerum’s landmark blocks are now selling for close to 2 million, maybe even more on Dean. I’m actually surprised the Warren houes is listed for as much as it is. . . .
