Alloy Development has gotten the ball rolling with new building applications for the vacant waterfront site next to the Manhattan Bridge in Dumbo, where Brooklyn Bridge Park asked developers to design a mixed-use condo development. The developer filed a plan exam application Friday for the 12-story build at 1 John Street.
There will be 42 condos spread across 117,648 square feet of residential space, 3000 square feet of commercial space and 2,551 square feet reserved for a Brooklyn Children’s Museum annex. Amenities for the 123,199-square-foot development will include storage and a roof deck. There’s no parking listed on the permits, although the original RFP asked for up to 110 parking spaces.
One John Street has a teaser site up that reveals two-bedrooms will start at $2,000,000, three-bedrooms at $3,000,000 and four-bedrooms at $3,500,000. Alloy is partnering with Monadnock Development on the project, the fourth Dumbo project on which the two companies have teamed up.
They’re also working on 185 Plymouth Street, 192 Water Street and the group of modernist townhouses at Pearl and Water Streets.
