111 Hicks is clearly getting focused on monetizing its real estate assets! First, there was the news that the co-op had cleared out the penthouse space formerly taken up by water towers to sell to some lucky (and deep-pocketed) residential buyer. Now, they’re trying to find a new tenant for the commercial space at the corner of Clark and Hicks Street. As you may recall, there used to be a restaurant called Palmira’s there. (You can see an interior photo on the jump.) The asking rent of the 4,300-square-foot space? $9,000 a month.

  1. The main problem with this space is that it’s designed to be the hotel restaurant; unfortunately the hotel closed. The best hope it had for several years was when the replacement building went up on Clark Street and the owner loudly proclaimed it would be a new boutique hotel, which would have guaranteed some built-in traffic. But the promise fizzled and instead the building ended up being more dorms. It could make a killer student cafeteria.

  2. Since the building is in a landmarked neighborhood, changing windows or even installing signage will require a permit from Landmarks. Most likely exterior changes will not be permitted. This makes it tough for any business that depends on visibility on the street. This looks like it should be an office of some sort which will also be much less of a hassle for the co-op in terms of noise, garbage and vermin.

  3. Palmyra’s was a decent place, very good for large groups and they had a nice bar. It certainly didn’t help that the co-op covered up the corner with scaffolding for 18 months. People didn’t know it was there.

    And it was a great improvement over Stubb’s, the former sports bar tenant that closed back in ’97 or so.

    Had dinner at Henry’s End last night… always a great meal.

  4. I like Jack the Horse and I like the new Armando’s and I’m looking forward to the new Italian osteria on Columbia Place.
    I also like Andy’s…and have been known to have comfort food at Theresa’s. The sushi at Iron Chef is really good too. I liked Palmyra and am guilty of not patronizing it as often as I should have. It was better than Queen, which is quite expensive.
    Remember Foffe’s? That was the politico’s hangout.
    places come and go, the selection is pretty good now though we need a new good French bistro. We used to have two, now none.
