594 2nd Street is a real gem of a house, so it’s a little surprising that it hasn’t found a buyer since it hit the market a year ago. It started out then priced at $3,500,000 and was taken off the market for a few months this summer, before re-emerging with a new price of $3,300,000. When it was a House of the Day in December 2009, the widget price came out to $2,858,065; given the widget’s tendency to underprice by as much as 15 percent, this new price isn’t completely out of the realm of possibility. And, hey, it is almost bonus season!

  3. It’s a tough time of year for a house with so much wood inside due to the wan light. Plus the houses around here are all very large vis-a-vis their lots, so that eats up what light there is for the garden.

    I bet that it will find a buyer in late February or early March around $3 million (i.e., less than 10% away from its ask). Unless they don’t need to sell any time soon, in which case it could linger for some time before another price cut.

    This broker (Libby Ryan) seems to sell a v.large share of the houses in the PS landmark district.
    Price seems roughly in line with comps, as far as I can tell.

  5. there are few huge bonuses and many hugely expensive houses.
    those with the dough will be in a good position to bargain.
