Last time we checked in with this six-unit property, called “The Vanguard 6,” and before that “Six on Sixth,” it had switched from Aguayo & Huebener to Brown Harris Stevens, and from condo to cond-op. Prices ranged from $559,000 to $619,000. The building was the site of an unfortunate construction accident in 2007, and has its neighbor counting as a strike against it: it peers over the Prospect Expressway. But it has pluses: a roof deck, tax abatement, loft-like (yeah, yeah, you’ve heard it before, but lots of folks like that) layouts, and heat included in common charges. That’s not enough, apparently, to shed the developer of the remaining three units. They’re still for sale, priced between $599,000 and $649,000, according to Streeteasy. Each of them is a two-bedroom with 985 square feet.

SS, they fixed the window. Hey, one out of three ain’t bad.
The last few times I walked by this place, it had been tagged with graffiti, had a broken window, and the fence was falling over. It didn’t exactly scream “Buy me.”
I think a couple of people have already moved in. I kind of like the layout, one apt per floor.
Again I say, sh•t sandwich, turkey club style. Though the “blue” is beginning t make this triple decker looks like’s it going rotten.
