Over at rentals-only 10 Jay Street (top photo), they’ve started building some cabana-like rooftop structures. And, we hear, that there’s some talk at One Main Street (chez Walentas) about trying to monetize some of the unutilized outdoor space on the 12th Floor (seen from above, at right).   1. absolutely not cabanas. This building owner does have intentions of residential conversion but can’t do anything until the area is zoned beyond the manufacturing uses allowed currently.

  2. I’m not sure what they are doing up there but i hear from a good friend who works in the building that they are attempting to change 10 jay from offices to a residential property. Also, perhaps related to this work there was significant water damage during the heavy rainstorm that happened not long ago … all the way down from the roof to the second floor, and the elevator was out for a week as well.

  3. There is no way these are rooftop cabanas. The framing has been up for months now and no other site work has been done. I’d originally guessed that they were part of a potential mock-up for LPC. But if the building isn’t landmarked then I have no idea what they are.

  4. If a DUMBO Historic District is created, this building will be included. I’ll concede that the owners may be trying to complete certain work before landmark designation, but the alterations will not result in the building being left out of any historic district that may be drawn.

  5. Just to clarify: 10 Jay (the building pictured) is an office building. No one lives there. It just studio/work space. I don’t think they’re building cabanas on top, its something else. I hypothesize that the owners might be trying to do something to the building so that it won’t be landmarked…
