Developers are acting fast in Williamsburg’s Broadway Triangle, where permits were filed this week for the construction of a new, 34-unit building at 100 Union Avenue. The 60-foot-tall, 28,347-square-foot building will be designed by Aufgang Architects, and developed by trio Slate Property Group, Adam America, and Naveh Shuster Limited.

100 Union is the second lot on the street the three developers are building on, having filed permits for a 96-unit structure at 120 Union Avenue last year. Both buildings will be six-stories and residential, with a small amount of retail space. 100 Union will also have a 17 car garage, as required by zoning.

Both lots were previously occupied by auto body shop Knight’s Towing and Collision. Permits have been approved for the demolition of a single-story garage at 100 Union, and work permits for construction at 120 Union were issued in May, YIMBY reported.

Brownstoner reported on 100 Union Avenue when it sold for $6,000,000 back in April. Buyers and developers Adam America, Slate Property Group, and Naveh Schuster Limited had previously purchased 120 Union Avenue in September 2014 for $15,000,000, for a combined-lot square-footage of 10,453 feet.

If the developers can move fast enough, they could qualify for the area’s 421-a tax exemption, which comes with no rent restrictions or affordable unit requirements, but is set to expire in December.

The Broadway Triangle was previously zoned for low-lying industrial facilities, until 2009 when it was rezoned to residential. The area, located in a predominantly Hasidic section of Williamsburg, was the site of a contested, city-backed affordable housing development taken to court in 2010, and ultimately scuttled, leading to the downfall of Assemblyman Vito Lopez. Cries were made of developers giving preference to the Hasidic community over black and latino residents in the area.

Mayor de Blasio previously proposed the Broadway Triangle as a site for affordable housing, but so far there have been no developments and the area is being bought up piecemeal by private developers.

The three developers are also currently developing a 12-story building in Gowanus at 237 11th Street. Adam America and Slate Property Group are also involved together in a flip of a Downtown Brooklyn LED Skyscraper at 16 Nevins Street.
