A reader sent us this rendering of what looks like four townhouses planned for a Boerum Hill parking lot at 321-325 Pacific Street. The four row houses will technically be two buildings with four units, according to NY YIMBY, which wrote about them last week.

The 75-by-90-foot lot has been a parking lot since at least the 1970s. After a lis pendens filing, it changed hands in 2013 for $2,878,750.

Although the units are brand new construction, they are designed to look like converted 19th-century stables with a modern addition on the top. Each building differs slightly in the cornices and ground-level windows and doors.

The portfolio of the architect of record, Gary Kliesch and Associate Architects, features several new residential developments that look like 19th century buildings that have been updated with modern doors and windows. The developer is Bluerock Real Estate, according to NY YIMBY. A construction permit was filed earlier this month.

The development is located between Hoyt and Smith, outside the historic district. What do you think of the design?

  1. I’d take these carriage house style garage doors and denticulated cornices over the State Street Townhouses’ floating concrete “stoop” any day. The window next to the door is a little bizarre though – maybe the window needs to be higher and the door needs a transom to line up with the garage door? If the BH market stays anywhere like it is now, these will be 75% sold before they even hit the market.
