Rental of the Day: 163 Washington Avenue

This two-bedroom, two-bath is for rent at the condo-turned-rental building 163 Washington Avenue in Clinton Hill. Big windows abound in this apartment, and there is also a washer/dryer unit, a common lawn, and a downstairs fitness room. Although the rental is no-fee, the monthly rent is still expensive at $5,723. Do you think it’s worth it, though, for the condo finishes and amenities?

  • You are paying for that new construction smell. Apartments are small. Location is very nice. Outdoor space is nice. Also, if you commute to work by car, you have a garage and then you don’t care that closest subway is just the G train.
But if you don’t need new construction, you can rent a duplex in a brownstone and get a private backyard for this kind of money in this neighborhood. So you would have a lot more space and private outdoor space.
This building has misjudged the market several times before. They may have done it again at these prices.
