Rental of the Day: 144 Franklin Street, #2

It seems this co-op unit at landmarked beauty 144 Franklin Street never sold, because now it’s up for rent. It’s the full second floor, and it would be great to work with the simple, lofty space. However, the state of the bathroom and kitchen are anybody’s guess. The unit was asking $995,000 when it was on the market, and the price to rent is $5,200/month. Would you pay that kinda money for this kind of space in Greenpoint?

  • I saw this place when it was up for sale and am not surprised it didn’t sell. The only thing that’s new is the flooring and the windows. And I think those were replaced at the urging of the realtor, so they would at least have something to take a photo of. Everything else needs to be redone – kitchen, baths, etc. Also, the space is huge but currently laid out very oddly. So the floorplan probably needs to be changed. Even if you did, the positioning of the doors and bathrooms makes it really limiting and impractical for the typical living room layout. And now they want a renter who will not even be able to make all the necessary changes and will have to live in it as is? Good luck with that.

    The windows are beautiful though. Great building and great size, but really odd space. On top of this, there is no reserve fund at all and the landmark status probably makes the shared costs quite high.

    • I saw it too, thought it was a great space but needs a ton of work. The kitchen and bathroom(s) (the 2nd isnt really a bathroom) are disgusting. The kitchen smelled like something died in it.
