This is a nice property flip! This duplex condo, a COTD last year, was listed for $1,995,000 and sold for $1,895,000 April of this year. Five months later, it was put back on the market by the owner for $2,100,000. The apartment even got it’s own website! It entered contract the next month at ask. Entered into contract on 10/7/11; closed on 10/21/11; deed recorded on 11/1/2011.

3. CLINTON HILL $1,899,000

This house was put on the market this summer. We said: “This brownstone at 300 Washington Avenue in Clinton Hill has a lot of original charm but it does have the kitchen somewhat awkwardly located on the 2nd floor. On the upside, it means that the parlor floor is wide open for entertaining; on the downside, there’s only one floor for bedrooms in the owner’s triplex.” Ask: $1,899,000. Another house that was on the market this summer. As a HOTD we were impressed by the home’s historic chops but noted that the location isn’t prime Fort Greene. The kitchen’s also on the top floor, but looks like that didn’t detract from the price too much! Ask price was $1,950,000. Entered into contract on 7/6/11; closed on 10/11/11; deed recorded on 11/1/2011.

5. BOERUM HILL $1,825,000

We loved this three family in Boerum Hill. The parlor floor boasted plaster moldings and original wide-plank floors and the house was priced reasonably at $1,650,000. We weren’t sure how the proximity to the Gowanus Houses would affect the selling price… looks like it didn’t at all! Entered into contract on 8/16/11; closed on 10/11/11; deed recorded on 11/4/2011.

Just missed: 363 7th Avenue for $1,550,000. Closed on 11/4/11.
