Phoenicia is blowing up, as the kids like to say. We’ve always known that Phoenicia, located in northern Ulster County and west of the Hudson, is a great little hamlet, but now, it seems to be popping up on everyone’s radar, thanks to places like the newly revamped Phoenicia Diner and the Graham & Co. Motel. Of course, those places wouldn’t exist if Town Tinker tube rentals (the best way to experience the Esopus Creek is by tube) and the Phoenicia Mystery Spot weren’t already there, drawing in visitors from everywhere to experience the fun, character and beauty of the Catskills. Bonus: There’s a Trailways Bus Station right on Main Street. We also enjoy the cut of Phoenicia’s jib when it comes to houses on the market, with a small but diverse number of properties listed for fairly affordable prices. Phoenicia is located about two hours and 23 minutes from Brooklyn.

This circa-1896 farmhouse is located about 4.5 miles away from the center of Phoenicia, along a stream, on nearly 2 acres. It’s a gorgeous property, inside and out, and affordably priced. It appears a sale may be pending, but those can fall through sometimes. You never know. Bedrooms: three. Baths: two. Square feet: 1,940. Taxes: $3,405.

Outwardly, this contemporary on a three-acre lot looks like your average ranch, but the interior is much roomier than we anticipated with those high, vaulted ceilings. The open floor plan helps too. Another one located slightly off the beaten path. Bedrooms: four. Baths: three. Square feet: 1,869. Taxes: $5,202.

We love the bedrooms in this 2,000-square-foot farmhouse, all because of those lovely recessed windows. It also includes two wood-burning stoves, wood floors, exposed beams and tin paneling — and it’s on the Esopus Creek and a 10-minute walk to town. Beds: three. Baths: two. Lot size: .66 acres. Taxes: $3,715.

If you wanted to get serious about living without a car in the country, you could make a go of it with this bungalow-style cottage, right in the center of Phoenicia. It’s two blocks from the Trailways bus stop in town, plus walking distance to restaurants, bars, a post office, and the public library. Loving the robin’s egg blue on the exterior and interior. Phoenicia is quite foot-travel and bicycle-friendly. Beds: 4. Baths: 2. Lot: .23. Square Feet: 1,976. Taxes: $3,291.
