Well, one of the men most responsible (he’s built 1,500 apartments in the last 13 years) has decided to cool his heels while the market tries to absorb the supply. In an interview with the Brooklyn Paper, Shaya Boymelgreen, builder of the Beacon Tower and The Smith, among many others, explained his strategy:

We are more finishing and continuing [our current projects]. The high fever of condominiums and real estate is slowing down. [But] when [my] properties [are] absorbed and sold, I’m coming in again.

Also, Shaya on Fourth Avenue becoming the next Park Avenue and why he supports the Atlantic Yards project. And, as for why his buildings are the most beautiful on the block?

Sometimes, I see something in my head that I think will be beautiful. But at the end of the day, it doesn’t come out like I want, because of the zoning, because of the architect, because of the finishing…Sometimes I see something that’s finished, and it’s not quite right, and I can’t quite change it…I would like to build the most beautiful building and the best lifestyle for people, but I’m just a businessman and I have the tools that limit what I can do.

  2. The projection is August 2007, but January of 2008 is more the truth. If you don’t pay the contractors, they will not work!

    If you don not have a staff that knows how to build this building, as they have fired or forced those people away then you get what you get.

    Con Edison is still trying to bring power to this building, and they can’t due to the BOOBS Boymelgreen has working for them…..as construction mangler’s.

    Oh Well, plenty of rescissions for those stupid enough to buy this crap.

  3. Just got off the phone with the sales agent of the Smith. The building won’t be ready until August 2008. Something is wrong if they can’t complete such a small building.

    Do NOT buy an apartment through Boymelgreen.

  5. Shaya, Sam and Svie ? The three Stooges?

    Shaya has a director of construction “Jeffrey Amangual” who at one time destroyed the One Key Organization, and was asked to leave for his lack of foresight and Poor Construction Practices.
    This guy has managed to buy the Brooklyn Buildings commissioner using Shaya’s money. The lack of in depth inspections and blind acceptance of self certifications and the piss poor buildings is a testament to just what and who you can buy in this city; if ya got the money. Shaya bought a bank to ship money outa the US without anyone looking, just ask the people who oversee National Security, this is how he can move into the markets out side of the USA, and get appointed to the Board of a Publicly traded Corporation TALK ABOUT HOW TO LAUNDER MONEY!!!!! run it through Shaya’s Bank al you terrorists…..

    This man, his sons, and his director of construction should go to jail for the way they pay off people to build garbage.

  6. The Smith condo is now 4 months behind schedule, Hersha hotels is in contract for the hotel, and is offering millions? Wait until they move into this piece of crap. I am looking forward to the buyers reaction when they find out that the completion date is a moving target. Every building has hidden defects that are signed off by bought off engineers and architects, just look at 85 Adams, no working fire alarm, a fire watch, and bogus test reports! Oh well he is a Visionary he has the vision to get what he wants by buying the right people…..

  8. This piece of crap should have dropped out off the face of the earth long ago. Many lives and livelihoods would have been saved. Instead he worked the system till it was dry. Now he wants us to believe that he is some kind of visionary.

  9. David, I totally second your first point. Boymelgreen is way over extended and had no choice put to slow down. But I also think he’s trying to extort the City into rezoning Gowanus to his liking by threatening to stop development (sort of like the Toll Brothers did a few weeks ago).

    Any way, I don’t think Gowanus is undevelopable; I just think for a man and a company that can’t build safely or well on un-contaminated land (see http://www.shayaiscoming.org for proof of that), how will he ever be able to manage tons of toxic waste? He can’t keep rain out of his luxery apartments. What the hell is going to leak into Gowanus Village?
