The Columbia Waterfront Condominiums at 138 Sackett Street (GMAP) are now on the market and hosting open houses starting this weekend. Brownstoner readers might be familiar with other passive condos at 96 Saint Marks Place and 255 Columbia. Developer Marshall Sohne created this new passive house multi-family building, which use a zero energy model, reducing energy consumption by up to 90%. As the New York Times notes, this is above and beyond LEED Certification, which reduces energy consumption by around 30%. Whereas most of the previous passive houses in Brooklyn were retrofitted brownstones, the Columbia Waterfront condos were built using this model from the ground up.

The Columbia Waterfront District is uniquely positioned north of Red Hook, just west of Cobble Hill and very close to Carroll Gardens. The neighborhood is becoming increasingly popular, with great restaurants and shops in the area, including the award-winning Pok Pok NY and rooftop restaurant Alma. Nearby Jalopy Theater and Music School is a fun hangout, with shows and ukelele lessons.
