Katz Realty Group has announced the launch of leasing at 130 Ocean Parkway, a new rent-stabilized property in Kensington. The stylish, newly constructed building is eight stories high and offers large studio, one-bedroom and two-bedroom apartments, most of which feature private balconies or terraces.
130 Ocean Parkway is five minutes from Prospect Park, four minutes to the F and G trains at Ft. Hamilton Parkway, and there are express buses to Manhattan at Church Avenue. It’s around the corner from Ft. Hamilton Parkway, a charming street that is home to cafés, watering holes, and popular restaurants such as Brancaccio’s and Hamilton’s.
The exclusive leasing agent is Liam McCarthy of JMKBK. Both Katz Realty Group and JMKBK have deep roots in the neighborhood. Katz has owned buildings in the neighborhood since the 1970s, and McCarthy has lived in the Windsor Terrace and Kensington area since 1997. His team lives in the area and has been leasing apartments in the neighborhood for 8 years.
“We’re a fourth-generation, family-owned company,” says Lennard Katz of Katz Realty Group. “Brooklyn is in our DNA and we take great pride in our properties, new and old. We’re very excited about 130 Ocean Parkway and how great it looks.”
The building was designed by Karl Fischer Architect, the firm responsible for dozens of modern multi-family buildings across Brooklyn, Manhattan, and Queens. Karl Fischer hails from Montreal, as does 130 Ocean Parkway’s interior designer, Nathalie Lessard of Lessard Design + Associates.
130 Ocean Parkway focuses on the hard-to-find essentials: space, light, quiet, privacy and quality. The apartments are larger than most Brooklyn new construction, with the quietest heat and a/c system, east and west exposures, and only two or four apartments to a floor.
Amenities include a 950-square-foot common roof deck, a landscaped 1,100-square-foot backyard, free gym and bike storage room, 24 hour laundry facilities, tenant storage, video intercom and a virtual doorman.
The apartments themselves boast nine-foot ceilings, balconies with glass surrounds, floor-to-ceiling double-paned soundproof windows, and walnut-stained oak floors. There is ample closet space, and the bathrooms have radiant heated floors and Kohler fixtures.
Kitchens feature such details as Quartz counters, Italian ceramic floors, and stainless steel GE appliances including a dishwasher and a microwave. Each apartment comes pre-wired for both Optimum and FiOS internet and cable services. Cooking gas and hot water are included as well.
Leasing is available now for an expected move-in date of November 1.
130 Ocean Parkway will have their first open house this Sunday, October 18, from 1-4 p.m. For more information about the building, availability, and details on individual apartments, visit their website or contact the leasing office via email or by phone.
