Weak Showing So Far at the Dunham Condos

When we looked at the Dunham Condominium on South 6th Street in Williamsburg last August, the sales process was just getting started and there was some confusion about how ambitious the developers were going to be in their pricing. It looks now as if prices range for the 14 apartments from about $550 a foot on the ground floor to about $750 a foot on the top floor. According to the Developers Group website, there is one contract signed and 4 contracts are “out”–which doesn’t real mean much. The fact that only one contract has been signed in the last four months or so is a pretty weak showing. Then again, the building is in the shadow of the Williamsburg Bridge and the rumbling J/M/Z lines. If anyone’s been following this closely, we’d be curious to know whether there have been price cuts already.

$1,295,000 for 1569 sq ft.
Has anyone gone to an open house at the Dunham? I was curious about the really weird curve you see in some of the floorplans – check out 4B in particular. Is there some kind of circular atrium in the middle of the building?
One thing we forgot to mention is that we like the mews-like feel of this block…
Oh ya, you can’t get closer to the bridge as this building is, and besides that, the building is at a corner of two really ugly blocks, I wonder if the one signed contracts is at more than 550 psf, I don’t believe it is.
I haven’t been inside, but it looks like the apartments could be pretty nice.
