After a tough run as a condo development (it went bust at the beginning of the year), the Viridian has had a nice reversal of fortune recently in its new life (under new ownership) as a rental building. We passed by yesterday and saw plenty of evidence of people living there. Later in the day we heard from the leasing agent, Citi-Spaces, that 85 out of 130 units have been rented out since hitting the market mid-Summer. Not too shabby, especially considering the not-insubstantial asking prices: One-bedrooms start at $2,400 a month, two-bedrooms at $3,400 and three-bedrooms at $4,500.

Bankruptcy Forces Sale of Viridian [Brownstoner]
This 2 month free rent is a way for the current owners to buy time and hope that the home values go up to the pre-crap period. Dream on. Alot of smart people sold before the bubble popped others are left holding the turds!
hey, what happend to greenpoint being a cheap place to live? this $2400/month shit is ridiculous. hopefully this montrosity and the others will be destroyed.
don’t assume that it’s just singles renting here. great school district. could be families.
also, G to the & to midtown is a quick and mellow commute.
“I passed by here last Friday. If its two thirds rented out then about 85% of those renting must have some religious objection to using electric lights after nightfall based on what I saw.” – dittoburg
67% rented at those starting asks is 100% bullshit until proven innocent.
***Bid half off peak comps***
The pleasure of having to use a toilet for sit-down purposes in a bar (most bars) is probably only trumped by the idea of using a *bidet* in a bar….
1.) this free months rent bullcrap HAS to stop. there should be a law against it.
2.) the prices.. 2400 for a ONE bedroom. okay.. it could work for a regular couple… but a single solo person, the average one in nyc, that would even POSSIBLY want to live here cannot afford 2400 a month, sorry, and if they could they wouldnt be living in f’ing greenpoint.
3.) jacked up prices because of “amenities”. BARF. sorry, but if i want to go to a gym i’d join one, if i wanted to go swimming id go find a pool or the ocean, if i wanted a yoga room i’d go take a yoga class, if i wanna see a movie, um ill go to the movies, f*ck your stupid screening room and you just know all that will be playing is Finding Nemo anyway… cuz you know, those are the ways you meet people and interact with people… the crux of nyc living, no? if you want everything including in your own building where you dont have to leave to do anything, why not just move to a f’ing gated community somewhere?
*rob*
very close to Mark Bar – only dive bar in Greenpoint with a bidet.
kvnblyn — Leasing agents lying?! Say it ain’t so!!!
But these places and prices are perfect for a ‘creative professional’ — right?
I just saw an ad on curbed for a 2 bedroom at Viridian for $2995.
So the prices they are claiming are not necessarily the prices they are getting across the board, clearly. Even still 3000 for a 2 bedroom HERE? Uh, no.
I like Greenpoint well enough, but these prices make me laugh.
