Half a year after Curbed predicted it, the first rental listings at the Viridian have hit the market. StreetEasy shows 28 units ranging in price from $2,155 for a 662-square-foot one-bedroom to $4,822 for a 1,267-square-foot three-bedroom. The development’s original website still show a few orphaned listings for sale.

  1. Lucille – totally agree with your first paragraph.

    The walk from Green/Manhattan to the Vernon/Jackson 7 train station is 0.8 miles and takes 15 minutes at the most. I know because I’ve done it several times, and Google Maps agrees with me. Would I want to do it everyday? Probably not – but if rents up there were what they are supposed to be – I could probably survive.

  2. As someone who lived in Greenpoint for 11 years, I think a 1BR should run 1100-1200, and 2BRs from 1400-1600. The prices that realtors are pasting on apartments there is a laugh riot, period. I mean, people pay over a grand to live in Greenpoint, *with* a roomate? Hello?

    Yeah, yeah, some bars and restaurants have popped up in the hinterlands, but “a 12 minute walk to the 7”? Are you serious? OK, if you speedwalk over a huge hill of a bridge with semis speeding by. Oh, and if they lift the drawbridge, add 30 mins. McGolrik Park? It’s over a mile away. That Key Food is full of derelicts in line to cash their aluminum cans. The entire neighborhood reeks of poop 80% of the time. I mean, come on…

  3. I don’t know how reliable c-list is as a barometer for rents. I went on to compare my rent ($1700) to rents in my immediate vicinity ($2200). I know I’m getting a good deal but it’s hard to believe I’m paying $500 less a month for what is essentially the same apartment.

    The thing is, WL, these new developments have ridiculous square footage. 1267 sft 3 BR? You probably couldn’t get a bed in the bedrooms. 1267 sft is what I would call a nice comfortable 1BR 1.5 bath, or maybe a 1BR w den.

  5. HA! dipster, i was just at ceci cela that french bakery near us on spring and when the woman was putting the cake i was getting in the box this woman next to me looks at the cake and says “oh that cake is giving me an ORGASM!” then she did this creepy stomach jiggle and hip gyration. :-/

  6. I know this area well. You are stretching the glory of it a bit too thin. Hrd not to when you live there. Gotta ‘represent’, eh?

    Yes, some nice restaurants on Franklin. And on Greenpoint Ave. But you are still in bumf**k Greenpoint with crap transportation and a generally scuzzy vibe overall. And Hey, i know scuzzy. I now live in Bushwick.
