Recently, the South Slope/Greenwood Heights area has experienced a mini-boom in new construction due to rezoning. One new condominium is known as the HighPoint Condos, most likely due to its location by the Greenwood Cemetery which is known as one of the highest points in South Brooklyn. As well, a community group in this area was in an uproar when a developer was going to build a new project which would have blocked one block’s view of the Statue of Liberty. The developers, Gold Coast Enterprises, are no strangers to Brooklyn. They have also worked with Brooklyn Properties, the marketer, on a few other projects, including the On the Mark Condos. The project has 11 units, 2 to each floor and there are also 6 parking spots at $20K each. There is 1 one-bedroom unit at 770 square feet which is going for $399K, while the other 10 units are 2 bedroom, 2 bath units going for $561K to $636K. Monthly charges are about $450 a month. The units are symmetrically laid out, with two bedrooms at one end and a galley kitchen and living area/dining area at the other end.

kitchenThere is a common roofdeck and shared gardens in the building. Each unit has silestone counter tops, the usual GE Profile appliance suite, a private balcony and washer/dryers. The project is relatively bland and not particularly noteworthy, except for the fact that they recently lowered their prices by about $20K for each unit. Incidentally, the condo website says parking spots are $20K while the Brooklyn Properties site says $30K. The project is on 7th Avenue and is the only highrise in the general area. It towers over the Prospect Expressway across the street and some units on 7th Avenue have views of Greenwood Cemetery. The units that face the back look onto a public school just down the street and may even have views of the Statue of Liberty. The closest subways are: the 15th St stop on the F train, which is about 8 blocks away, the 7th Ave stop on the F is about 12 blocks away or the Prospect Ave M/R stop, which is about 6 blocks away.
