Tiffany Place in Carroll Gardens West/Red Hook North (again opening myself up to commentary on the naming convention of neighborhoods) is one of those quaint cobblestone streets that seem miles away from the rest of bustling Brownstone Brooklyn, save for the nearby white noise of cars rumbling away below on the BQE. There are at least four loft condominium conversions on this block, including Nos. 1, 29, 42 and now 60 Tiffany Place.

cabinetsFrom the pictures on the website, the building looks like a huge warehouse conversion with an additional floor built on top. The red brick front is 3 stories high and the 4th story is faced in an incongruous white. There are 36 units, with 1 bedrooms are priced at $445K, 2 bedrooms at $595K and 3 bedroom sat $700K and up. Maintenance charges range from $229 to $356 a month and taxes are about $468 to $652 a month. Carrying charges, at $700 to almost $1000 a month, are a bit on the high side, but not surprising for conversions that may not qualify for tax abatements. The fine print on the site also reminds you that buyers also have to pay transfer taxes. These units are about $500 to $660 per square foot, which are inline with the current market.

The pictures on the website show an abundance of kitchen pass-thrus cut out into the walls, with maple wood cabinets, maple floors, stainless steel appliances (including a Bosch dishwasher). The bathrooms have custom wood vanities, stone countertops, porcelain sinks and Watermark fixtures. Prospective buyers will probably have already noted that cons include distance to subways, proximity to the BQE and the question mark posed by an IKEA being built in the area and the new cruise ship depot in Red Hook. Pros include lower Manhattan skyline views in select units, the usual new conversion attributes and close proximity to Baked and 360 in Red Hook!

  1. The tax abatements are a ticking time bomb re: the resale value of all of this new cnstruction. If they expire in 15 years, and the taxes on each apartment skyrockets, then the value of the property diminishes the closer you get to the full-tax day. Who wants to buy the same apartment with double (or more) the carrying charges?

  2. Caution to our posted notice(above)-60 Tiffany Pl. Condominium is offered by prospectus only. It will fully explain the tax abatement amendment (accept 1/5/06). Call 718 522 1840 to receive a copy.

  3. Re: “hobiscuit” Nov. 3rd comments… The “hugh support beams” you refer to are simply there to steady the scaffolding on the town houses. You don’t seem to know what your talking about.

  4. I thought there were supposed to be savvy readers on this site. Don’t you people know anything? We insiders refer to our ‘hood as WeBQE (pronounced “webby-cue”–short for “West of BQE”). If you want to tell if someone’s an authentic WeBQE’r or a new arrival/yuppie poser, use this term and see if they know what you’re talking about.

  5. What new construction project would that be? The lot was owned by a mental health hospital but was subsequently taken over by the city. I don’t think you know what your talking about.

  6. I live on Tiffany Place. It’s a terrific block and we prefer Cobble Hill, simply because we’re 2 blocks from and in the coveted PS29 school district. As for distance to public transportation, there’s a shuttle bus service that runs during morning/evening rush hour to the Borough Hall subway station. Which makes my commute to the express train 6 minutes. Not to mention the greenway mentioned before.

    I took a look at this renovation and personally think it’s horrible. The sq. ft. for the 2 and 3 bedrooms are small by comparison for the other buildings on the block, which makes you wonder how you might be able to live in such tiny rooms.

    Folks should also note that there’s a new construction going on directly behind this building. It’s capped at 4 stories but some of the Manhattan views could be covered up.

  7. Brooklyn Community Board Six calls this neighborhood “Columbia Street District” http://www.brooklyncb6.org/neighborhoods/ although i do prefer carroll gardens/cobble hill west.

    Another pro of this area is the planned development of the greenway from fulton ferry state park to Red Hook, which should have begun on Oct 24th.

    It’s a really lovely neighborhood, especially cobble-stoned tiffany pl and tree-lined president street. I’ve lived here for over 2.5 years and have seen many businesses sprang up over that time. I take B61 and transfer to the 4 or 5, but if i worked near the ACE/F lines, I would not have a problem walking to Smith Street to take the subway. Another thing i enjoy is seeing familiar faces on the bus and getting to know these people.
