It looks like listings for the 7-unit condo at 185 13th Street, between 3rd and 4th avenues, hit the market within the past several weeks. According to StreetEasy, prices are running from $406,000 for 1-bedrooms to $643,000 for a 2-bedroom duplex. Here’s part of the pitch: “Just off hip 4th Avenue in Gowanus neighborhood / Park Slope vicinity. All spacious apartments have outdoor space and are accented with high-end finishes. Design: Super stylish & sleek. Offering an abundance of space, terraces, gardens & roof decks. Flexible floor plans, generous light, floor to ceiling over-sized windows & 4 inch wide Brazilian cherry wood floors…”

  2. I think my friend’s house, which is closer to fifth avenue is going for 700-800K, so I am not sure in what universe it’d make sense to buy a tiny 2bedroom downhill for $650k?

    On the other hand, when the prices are slashed to about $500k, I bet they could be made out of straw and paste and still sell.

    Re this place, I spose the ‘outdoor space’ are those tiny terraces that you couldn’t even fit a table on?

    If I was gonna live there I’d look at the big Katan building down the block.

    we weren’t impressed
    the layouts are weird, it’s hard to get a feeling of what the apartments will look like becuase the model apartment which was shown to us in addition to all the raw space wasn’t indicitive of what the apartments will really look like. Has anyone been recently? Has the developer actually finished? – these would be risky to buy into

    they SERIOUSLY have to rethink their price points on these units b/c they are odd and in a weird part of the slope
    I certainly wouldn’t mind living on that block, but someone new to the area might not take that chance

  5. 4th Avenue hip? If I had to pick a body part to represent 4th Avenue, it wouldn’t be the hip. It would be *near* the hip — about 90 degrees toward the back and two inches down.

  6. By the blurb they appear nice. To be honest, I visited this building (actually 2 buildings mirrored) back in September 2009 so it has been on the market a while. Streeteasy has 185-187 13th Street listed for 170 days so relisting the building separately makes it seem as if it’s new to the market.

    I guess you got to market these things as new, exciting, and fresh to get folks to go out to Gowanus and possibly spend 600+ k on the same old shoeboxes offered elsewhere at considerably lower prices.

    On my visit I found the bedrooms were very small with little to no closets. Some units had no venting for the stoves and dryers and the 4 ground floor units lacked proper drainage in the “rec” & laundry rooms (remember the Youtube clip in Parkslope?).

    With so many brokers listing this building in many unit variations I’m puzzled why they are all sitting empty… could it be the pricing?
