Though we were underwhelmed by the design when we first saw it, the Cortelyou Condos are in the final stages, and they look at least un-offensive; it’s hard to top the grand Queen Anne’s all around them. And the street itself is only getting better, with a new bar about to set up shop across the street, the expanded Flatbush Food Co-op and the widening domain of Vox Pop, which opened a Publish Yourself store earlier this year. Open houses start this weekend, and the two-bedroom units are mostly in the $525,000 range, with a roof terrace, stainless steel appliances and walk-in closets. Does that price seem right?

  1. Just an FYI- they are accepting 15% down. We are in contract for one of them and are not paying 20% down, we couldn’t. In terms of the layout, I wish the masters were smaller and the living room bigger, but we looked at a ton of places and feel no regret with this purchase….we just want to get in!

  2. no way. there was a similar development in windsor terrace that was similarly priced originally – until they took the axe and started choppin’ way below $500k. still took forever to sell them. this is not as nice location wise, and very comparable construction/amenity wise. even if they find people who WANT to buy, they will need 20% down plus 6% closing costs (~$140K + some cushion). these will either need to go to the low $400s or become rentals.

  3. Went to an open house and agree with Snap On. The master bedroom is a decent size but the seconds are generally small. I think the living area is deceptively small, as well. They put three of these units into contract, at lower prices, back in Feb before sub prime became everyone’s favorite phrase. Since then, nothing has happened (almost 6 months). I really like this neighborhood, but the price will have to move significantly to get things moving.

  4. The brown protuberance is part of the ground-floor space facing Cortelyou that is rumored to be a doctor’s office. However, to the left of that, although not visible in the picture, will be…covered parking!

  5. They’ve already had a few open houses; the places are kinda small. Nicely layed out, but small. The location is good though, good neighborhood, etc., but I doubt they’ll get that kind of money.

  6. Come on have some editorial consistency. While I agree this is ‘fine’ – it is more or less a 4 story Novo/Crest – same brick, same windows, same institutional quality – and what is the 1st floor – it looks like it could be covered parking (hope not).

    Again every building isnt going to be a masterpiece but at least be consistent.
