To answer 11:14’s question (which you could figure out on your own…), we lived in nearly an identically sized and priced apt. on the UWS until this year.
At 6%, and with a monthly maint. of approx. $850, our after tax costs were about $1,800 a month. Probably about the same for this place.
On the UWS it was much cheaper than renting a comparable apt. (doorman, elevator etc.). In PS or other Bklyn. nabes, it would be a close call.
Can anyone post what the monthly carrying costs will be with 20% down at today’s 30-yr mrtg, after tax deduction, etc.?
I’m interested how buying and living in this apartment compares to renting.

when you look at the pictures from inside the apartment, 1:48 it is quite clear that there are prospect park views.

10 Montgomery Place is located on the corner of 8th Ave. What’s with the “Prospect Park Views” description? Is it because this apt is in the back of the building? C’omon!
Yeah, but the Mont. Pl. description seems off. Don’t remember any bay windows in that building. And I looked at a top floor place years ago on the side facing the park – I remember windows overlooking the Temple and backyards, not the park. The one I looked at was a 2-bdrm, so maybe there are views in apartments further over, but seems a stretch from a 4-story building a block away, no? Nice building, though, almost made an offer there – but I had just started looking and hadn’t seen enough to be able to make my decision yet.
bought my 300sf apt in park slope last year for 250K, 12:10.
don’t find much for less than around 299K these days though…
look around though…I see a 275K studio every now and again…
now if only a 300sqf apartment in park slope costed 200k…
$690 per square foot? Yeah, seems about right to me for a coop on a nice block in Park Slope. Thank god there is one seller out there with reasonable expectations.
well it also sold for about 100K more than most nice 1 bedrooms in park slope so it makes sense to me.
certainly doesn’t seem like a bargain, if that’s what you mean.
